  • Realtor Fee: if you’re selling your current property, be prepared to fork over the 6 percent fee to have your home sold. Ideally you’re looking to sell your home for a higher dollar than you purchased it for, but this is not always the case. Be sure to have some funds in reserve just in case you have to cover the realtor fee out of your own pocket.
  • Construction Costs: Typically divided into two billing arenas, you can expect to either pay one lump sum, or a calculated cost of labor, materials, and an added profit margin. Expect to pay $100-$200 per square foot of intensive renovation work.
  • Materials: The more upgrades you want, the faster your price will climb. While simply getting the property up to speed is a task all its own, creating your own customized space inside will continue to add dollars and cents to your overall bill.
  • Furnishings: Depending on the format of your last home, you may be upgrading your furniture in this new abode. After various searches and bargain finds, you’ll still need to tuck away and extra some extra funds to ensure you can furnish the home once it is finished.
  • Landscaping: Now that the house is complete, it’s time get to work on the curb appeal – and it isn’t cheap! With an average price tag of $5,000, finishing your home with a completed landscape design can also add to the overall budget.

 

Altogether, purchasing a fixer upper may cost about the same as a newer home purchase after the cost of renovations. The advantage to these love-needing homes however, is their potential for customization, and creating the ideal home for you and your family.   • Scrambles: This timeless event pits eager children against speedy chickens, pigs, and calves. Facing off in a heats, the goal behind this game is to get your hands on an animal, and if your child catches one it’s theirs to keep!
  • The Fine Arts Exhibit: Filled with delicious baked goods, stunning photography, and meticulous crafts this area will inspire you towards your future projects!
  • 1000 Pork Burger Giveaway: Who doesn’t love juicy porky goodness? Mouthwatering good, these tasty bites are available Tuesday night on a first come first serve basis – so come early!

Fredericksburg’s 92nd Dairy Days & the Dos and Don’ts of Parades

Dairy Days will be here soon! With everything from baseball tournaments, cattle shows, fireworks, and more, Fredericksburg’s 92nd celebration is sure to be the highlight of your summer! Try these tips from Northeast Security Bank to make the most out of your Dairy Days parade experience this June! Whether you’re tossing candy to the crowd, or admiring the endless entries from the curb, this will be an event you won’t want to forget.

 

WATCHING THE PARADE

Park wisely. The parking challenge is inevitable, but you can help make it a little easier for others. DON’T: take up two parking spaces, park in driveways without receiving permission, park within 10 feet of curb corners, or park in front of water hydrants to be a good neighbor and avoid tickets!

Come prepared. You know to bring sunscreen and a blanket, but you can amp up your spectator arsenal further with these key items! DO: be sure to add small games for the kids (bubbles, cards, etc.), a route mapped to the nearest bathroom, a portable battery to charge your phone as you snap photos, ear plugs for sensitive ears, and wet wipes for sticky faces afterwards.

Bring the right food. Whether spectating or cheering, the ultimate parade day requires a lot of walking. To help keep your energy up pack a small bag with foods that keep well at any temperature, like peanut butter and jelly sandwiches, fruit, and granola bars. DON’T: bring coffee and sodas that can dehydrate you. DO: opt for water, fruit juice, or sports drinks in resealable containers to hydrate well and avoid spills.

 

WALKING IN THE PARADE

Fuel up ahead of time. Members of marching bands, dance crews, and other street performers need stamina to last long routes. DO: start drinking water the night before to keep hydrated, and drink a few extra glasses alongside a solid breakfast with plenty of carbs for energy.

Overshoot your throw. If you’re tossing out candy, your aim is crucial to prevent little ones from dodging into the street to pick up pieces that didn’t quite make it to the curb. DO: shoot to throw over the heads of participants rather than right at their feet. By the end of the parade, your arms will be so tired that the treats will end up curbside anyway.

Be careful with what you’re tossing. DO: go for chewy or hard candies that will withstand summer sun better than melty chocolate. DON’T: use candy containing nuts in consideration of parade goers with food allergies. Other soft giveaways like koozies and stress balls won’t hurt if they land on distracted attendees, but rethink items that might cause a little more damage, like pens or keychains.

With these tips, and some great summer sun, you’re sure to have a great time at the famous Dairy Days parade! But the parade isn’t the only fun you’ll experience, join in on the excitement during all the Dairy Days events June 7th and 8th.

Featured Small Business: Fairbank Food Center

Straight off of Main on Fourth Street sits the hub of the town, the Fairbank Food Center. Complete with everything from a sit-down deli, grocery store, and catering company, this culinary landmark makes getting your weekly necessities a delightful experience. Owners Dolan and Kristi Burreson offer all the staples citizens could want including hunting licenses, lottery tickets, and even dry cleaning drop-off!

Their hometown supermarket is open seven days a week from 7:30am to 8:00pm. On the rare holiday that they do choose to close the store, Kristi and Dolan are happy to lend a hand during emergency situations.

“One cold Christmas Day, which is the only day we are closed, our home phone rang where a Fairbank resident desperately needed an item; we met him at the store and saved the day! Small town living is amazing,” said Kristi.

With so many incredible aspects to appreciate, the Burresons say it’s the people that truly make this town such an incredible community to be a part of.

“We enjoy our one-on-one relationships with our customers, and also making their shopping experience pleasant. There is no better feeling than when a customer reminds you just how much you mean to them.”

As the summer begins to approach Fairbank will be filled with festive celebrations, but none more exciting than the famous Fairbank Days!

“The weather is warm, the community comes together for a town celebration and the friendship is amazing. Great memories are made!” commented Kristi. “There’s something unique about Fairbank that makes the town something all its own, but once you become a citizen you understand.”

“Come to Fairbank…live here…make good friends and memories…you won’t want to leave,” says Kristi.
